Our Consulting Approach

Step 1: Schematic Design / Planning Approval Phase
  1. Prepare analysis of site.
  2. Obtain detailed information on local conditions regulations, by-laws and statutory requirements
  3. Prepare design concept
  4. Design presentation
  5. Prepare schematic / planning drawings
  6. Develop design to 1:200 scale
  7. Prepare drawings 1:200 scale
  8. Co-ordination with other project consultants
  9. Outline specifications for costing purposes
  10. Assist Planner in preparation and submission for planning approval
  1. Preparation of basic working drawings
  2. Preparation of large scale drawings of all elements
  3. Preparation of large scale drawings for special areas where required
  4. Co-ordination with architect, C&S engineers, inclusive but not limited to architectural, structural, utilities and infrastructure matters
  5. Submission of building plan to authorities
  6. Follow-up with the relevant authorities and obtain building plan approval
  7. Liaison with the relevant authorities to negotiate and comply with specific requirements
  8. Prepare outline materials specifications
  1. Prepare large scale design and working drawings of all M&E elements.
  2. Facilitate with appointed contractor to prepare drawings for construction details and detailed drawings for all special areas/ features, and schedule of various elements
  3. Prepare detailed specifications and selection of materials
  4. Prepare tender and contract document for mechanical and electrical works, either under the main contract or as Nominated Sub-contrators
  5. To coordinate all with Architect and C&S engineer’s works
  6. To evaluate tender submission related to mechanical and electrical works.
  1. Attend technical co-ordination meeting
  2. Attend project management or special meeting as and when required.
  3. Attend and site meetings
  4. Approval and/or give advice on materials offered
  5. Clarification of queries and issue further information as regards to Consultant’s design
  6. Attend to and co-ordinate drawing discrepancies and technical difficulties
  7. Assessing and issuing variation orders
  8. Assessing shop drawings and proposals made by contractors or sub-contractors
  9. Certification of progress works for contractor
  10. Certification of stage completion under sales and purchase agreement to the purchasers.
  11. Co-ordination of authority having jurisdiction, inspection/checking and requirement
  12. Final inspection and hand over
  13. Application and obtaining certificate of fitness or the relevant document
  14. Prepare schedule of defects, and inspect making good defects
  15. Attend to queries during defect liability period
  16. Issue final certificate
