Our Consulting Approach
Step 1: Schematic Design / Planning Approval Phase
- Prepare analysis of site.
- Obtain detailed information on local conditions regulations, by-laws and statutory requirements
- Prepare design concept
- Design presentation
- Prepare schematic / planning drawings
- Develop design to 1:200 scale
- Prepare drawings 1:200 scale
- Co-ordination with other project consultants
- Outline specifications for costing purposes
- Assist Planner in preparation and submission for planning approval
Step 2: Design Development / Building Plan Submission Phase
- Preparation of basic working drawings
- Preparation of large scale drawings of all elements
- Preparation of large scale drawings for special areas where required
- Co-ordination with architect, C&S engineers, inclusive but not limited to architectural, structural, utilities and infrastructure matters
- Submission of building plan to authorities
- Follow-up with the relevant authorities and obtain building plan approval
- Liaison with the relevant authorities to negotiate and comply with specific requirements
- Prepare outline materials specifications
Step 3: Contract Documentation / Costing Phase
- Prepare large scale design and working drawings of all M&E elements.
- Facilitate with appointed contractor to prepare drawings for construction details and detailed drawings for all special areas/ features, and schedule of various elements
- Prepare detailed specifications and selection of materials
- Prepare tender and contract document for mechanical and electrical works, either under the main contract or as Nominated Sub-contrators
- To coordinate all with Architect and C&S engineer’s works
- To evaluate tender submission related to mechanical and electrical works.
Step 4: Contract Implementation and Management Stage
- Attend technical co-ordination meeting
- Attend project management or special meeting as and when required.
- Attend and site meetings
- Approval and/or give advice on materials offered
- Clarification of queries and issue further information as regards to Consultant’s design
- Attend to and co-ordinate drawing discrepancies and technical difficulties
- Assessing and issuing variation orders
- Assessing shop drawings and proposals made by contractors or sub-contractors
- Certification of progress works for contractor
- Certification of stage completion under sales and purchase agreement to the purchasers.
- Co-ordination of authority having jurisdiction, inspection/checking and requirement
- Final inspection and hand over
- Application and obtaining certificate of fitness or the relevant document
- Prepare schedule of defects, and inspect making good defects
- Attend to queries during defect liability period
- Issue final certificate
